In business since 2013, the partners in Mountain Haven, Kimberly Burns and Sandra Paden, have lived in the Colorado foothills for decades and love “our mountain towns.” They worked in the local insurance industry for years, and were both very familiar with homes in the mountain areas and were ready for a new challenge.
Burns has had her own rental properties for over 20 years, so it was a natural transition into managing properties for others. Paden brings an additional area of expertise in handling the accounting and technical side of the business and works closely with owners to assure they understand the financial aspect of owning a rental property.
Mountain Haven provides full service property management for longterm leases. This includes all facets of management, from advertising and placing high quality tenants to managing repairs and projects. They focus on being both fully accessible to tenants and owners while also being completely autonomous online. Their system allows for owners to log into their portal at any time and see task details, bills, and financials.
“What makes Mountain Haven different from other property management companies is our personalized service,” they say. “It is just the two of us in the office and we are both completely involved in every aspect of each property. We both meet with owners and know every detail of each property we manage. When a tenant calls with a maintenance issue, either one of us will know how to handle the issue and what type of contractor to send out. We also know any ‘quirks’ of a property, which most mountain homes have.” They work with an extensive network of contractors they have relied on for years.
Mountain Haven stresses that the company also is very particular in vetting tenants; they interview extensively on the phone, require an application to set a showing, and do a thorough background and credit check. “We really try to match the right tenant with a property: for example, making sure a tenant that understands mountain living is placed in a more rustic property and knows how well and septic work.”
Furtermore, they add, “We love the challenge of finding the best possible tenant for a property while allowing owners to be worry-free and earn income.”
Based in Evergreen, Mountain Haven manages properties in the following foothills areas: Gilpin County, Clear Creek County, Jefferson County, and Park County. “We also manage properties in the front range and Denver metro area, but the majority of our business is in here in the mountains.”
Mountain Haven has grown immensely in the past few years and the partners see it continuing to grow as the mountain communities continue to grow. With COVID restrictions loosening and travel amping up, Burns and Paden expect their company to continue growing. As the mountains of Colorado are one of the most desirable places to live, they receive calls almost daily from prospective tenants wanting to move here.
“We would love to add additional properties to our book of business and are always happy to talk with owners that are considering renting out their property.” Burns is a licensed real estate broker with an insurance background. Although she is licensed, Mountain Haven only deals in property management and not sales. She works closely with other real estate professionals when an investor is interested in purchasing an income property. Paden has background in both finance and technology, ensuring that the office is running efficiently.
