GILPIN COUNTY - Many Gilpin County homeowners have reached out with questions about their 2025 property valuations. We understand these changes can be confusing, especially after the reductions applied in recent years.
In both 2023 and 2024, most residential properties across Colorado, including those in Gilpin County, received a $55,000 reduction in actual value. This was a temporary benefit created by the state legislature to help offset rapidly rising home values. That reduction was not permanent and does not apply to 2025 valuations, which is why many property owners are now seeing an increase.
To help explain how values were determined, the Gilpin County Assessor’s Office will be holding two drop-in Q&A sessions:
